Marital residence, as of today

Full interior-and-exterior appraisal of the marital home or other residential property, effective as of the inspection date — the figure most settlements and buyout negotiations turn on.

Retrospective value

Value as of a past date

Effective date set to whatever the case requires — date of marriage, date of separation, date of filing — supported by comparable sales and market conditions from that period, not today's market.

Update for trial

Bringing the number current

Markets move between filing and final hearing. An updated appraisal or recertification keeps the value defensible as of the date that matters to the court.

A complete, USPAP-compliant appraisal report with supported adjustments and market analysis, delivered to counsel on the agreed timeline.

Trial support

Available for deposition and courtroom testimony to explain and defend the report's methodology and conclusions.

Sec. 03 — Standards
Independence

No stake in the outcome. Fees are never contingent on the value conclusion or the result of the case — the same answer regardless of which side engages me.

Support on paper

Every adjustment defended in the report. Comparable selection, adjustment derivation, and market conditions are documented so the conclusion survives cross-examination, not just review.

Local competency

Seven counties, appraised daily. Active lender work across the DFW metro means current, first-hand market knowledge — not data pulled cold for one assignment.

Sec. 04 — FAQ
Can both parties share one appraisal?
Yes. A jointly engaged neutral appraisal is often the most cost-effective path in cooperative cases — one report, one fee, one number both sides can work from. Where positions are further apart, single-party engagement is available to either side.
What if the home is occupied by the opposing spouse?
Access is coordinated through counsel on both sides. Inspections are scheduled at agreed times, conducted professionally, and documented — no surprises for either party.
Can you appraise the home's value as of a date in the past?
Yes. Retrospective appraisals use comparable sales and market conditions from the effective date in question — date of marriage, separation, or filing — rather than the current market. The further back the date, the more the analysis leans on archived MLS and market data, all of which is retained in the work file.
How fast can you turn a report?
Standard delivery runs on a defined timeline quoted at engagement, and rush service is available when a hearing date requires it. Ask when requesting a fee quote.
Will you testify?
Yes — deposition and courtroom testimony are available as part of litigation engagements, billed separately from the appraisal itself and quoted up front.
